Well all has come to a screeching halt.
Clarence Valley Council has noticed i didn't have a DA for the construction of the shed so i am now in their hands. It may just be a matter of providing them with a "contribution" and submitting to an inspection to see if i am allowed to proceed with the present construction. I was lead to believe that buildings under a certain size did not require council approval and that is true but only on sheds for agricultural use.

Studios and work areas are considered habitable areas and have different rules. So now i am stuck in a bureaucratic mire until they decide how much it's going to cost before i can proceed or be told to tear it down.

I am tempted to place one bag of chicken pellets in the middle of one room and a bale of hay in the other and call it feed storage, is that agricultural enough for you :cen: arseholes. :finger: but they have all the aces right now so i have to play nice.

I kept asking the shed builder if i needed permission for this and he said no its a farm shed..... sheeesh you'd think a guy that did this for a living would know better, anyway lesson learned but i think the build just went up about 10 grand with possible fines on top. :shock:

Do you have any of that in writing? If so, you might have a legal case to maybe recover some of your costs from the guy who lied to you. Know any good lawyers?

I love the way you put that! IT makes it sound so much like it is a voluntary, altruistic act of pure generosity on your part.... But there are so many synonyms that come to mind, and one of them fits perfectly (starts with a "b").

Maybe if you play their game, and tell them the studio is there to record barnyard animals mostly, such as chickens, cows, pigs, goats, and other types of politician? :) Call the place "Animal Farm Studio", and give it a street address of "1984 Clarence Council (Rail)Road(ed)". Name the bathroom "Big Brother", and you'll complete the picture...

Man, what a setback. I sure hope there's a simple solution that will let you get back on track, without having to grease the council's palm too heavily, so to speak.

We think so much alike.........In hindsight it is my own fault for relying on anecdotal information.

As i explained to Mr inspector (Mr Plod the fun police), i was misinformed and used that info to form my plan.

I am not a dishonest person and it is very upsetting to be made to feel like a criminal when it was an honest if stupid mistake. I think they sometimes forget that this is usually a once only experience for most people, whereas they live it every day and its second nature to them.

Upside is I have lost about 5kg over the past week from the stress :) I can afford to lose it

Another plus is that the rules have recently changed so that the original barn building where we lived whilst building the house can be allowed as a 2nd dwelling, for a price of course. Around 8 Grand should cover it, i think i am paying for their Xmas Party this year ...... :? and next

i am starting to think this regulation shit is just a money grab hahahahaha :shock:

Mr Shed Builder has made a small fortune out of me as we have built 6 structures here since arriving. His info was verbal only so no recourse there. He will however be hearing from Mr Plod shortly regarding his freely provided information and illegal buildings.


I will update once the dust has settled.

Not so sure about that! I reckon it only covers this year: Those types of "fat cat" can really shovel it down at parties... especially ones they don't have to pay for! So be prepared for an unexpected new round of additional paperwork, that will cover next year's event.... :)

I'm shocked! That's disgusting! Why would you ever have had a DIFFERENT opinion! :) I'm flabbergasted! You only arrived at this conclusion now! :lol: 8)

Seriously, I wish you luck with your paper chase, and Christmas party philanthropic contributions, and sincerely hope that you'll be able to put this nightmare to rest real soon, so you can get on with designing and building the studio!
