Dilemma: 1 space = 2 small room or 2 space = 2 bigger rooms

So, I have the following options.

1 Building with 2 (control & live) smaller rooms ( total size is 30m2 )

or

2 Buildings with each a rooms ( 1 = 30m2 and 2 = 20 m2 )

The negative thing of option "2" is that you need to walk about 5 meters between the buildings...
But getting a duct with cables from 1 to the other isn't any problem tho...

Till now I'm considering option 2 more then 1, but on a rainy day I might contest that...
