converting a detached garage into a recording studio

Hello everyone and welcome to my thread. I will be taking my time on this project so my progress will be slow. Here is my introduction:
I live in a quiet residential neighborhood and I am planning to convert my detached garage into a small recording studio.

You can see from the photo and from the map that the garage is a double garage (separated by a brick wall). I plan to construct the studio in the right half and keep the other half for the car. The studio half is 312 square feet (13’ wide and 24’ long). I plan to divide the space into two rooms; a control room and a live room (but I am not sure about that yet). The live room will consist of guitar amps, bass amps and a drum kit.
My goal is to be able to have a full jam (guitar, bass and drums) at 2am and not bother anyone. The volume that I plan to generate would be considered loud as I play rock.
The nearest bedroom is indicated across the yard. This is approximately 30’ from the north studio wall.
I have a large disadvantage which is the fact that there is nothing noisy in the neighborhood; no busy street. It gets pretty quiet at night. You can hear distant cars driving on the nearby busy streets which are 2 city blocks away.
My budget is $20,000.00 CAN (approx $17K US).
I am waiting for my copy of Visio and I am going to buy a digital camera with the intentions of providing detailed diagrams and photos of the existing building in its current state.
In the meantime I will be reading the reference area so stay tuned!
