ideal building for a recording studio?

I may start looking for a building to lease or buy that is suitable for purchasing for a recording studio.

I'd be interested in input here as to what would be the ideal shell:
type of exterior, floor, dimensions etc. I'd be looking at probably one main tracking room [big enough for a full band with adequate room to isolate players], with a separate control room. Plus probably a separate mix room/post production room/studio B with enough room to comfortably have mix area plus synths plus be able to track one musician at a time.

This is a preliminary reconnaissance and once I had a space I would probably get it professionally designed and built

Ground floor, solid concrete outer walls and slab, high ceilings, at least 40 x 60 feet, convenient location, no train tracks, no airports too close and no flight paths directly over, and a budget of at least $120,000 for DIY or $400,000 -$550,000 for a pro-built facility - that's assuming 2400 sf, sound proofed and acoustically treated with NO GEAR included, nice enough not to scare prospective clients away...
