Selling up and moving on

Hi all.
Been so long since I've been at this forum I can't even remember if I've ever posted here.
I signed up ages ago, and then gave up any idea of ever building a studio in my house, and now, I'm toying with the idea again.
One thing that bothers me is this: How hard is it going to be to sell a house with a dedicated recording space in it, if you want to move on?
See, my wife and I have decided that we will definitely stay where we are for at least another 12 years. I recently had a client say to me (upon discussion of building a more serious room than the converted bedroom I currently use), "If you're staying for 12 years, wouldn't it be worth doing?"
Which makes me think yeah, I should do it seriously.
But then I get all concerned about how hard it's going to be to sell a house with a full on acoustically treated, recording space in it.
Should I be worried about this?
Has anyone gone the whole hog, and then decided to sell up and move on? If so, did you have trouble selling the property?
Did the new owner rip out all your blood sweat and tears to turn the space into a new formal dining room, or did you find a buyer who wanted the recording space as much as the rest of the property?
Keen to hear thoughts.

Mate - when you want to leave just remove your gear, put a large plasma screen between the speakers or projector, a nice couch in the sweet spot and charge extra for the home theatre. ;)

actually that's what happened to a poster on another forum - he was concerned about his studio but the real estate agent reckoned he got and extra $15k because of the home theatre :):)

That's exactly what we plan to do with my room if and when we sell in the future... Sometime in the 2030s probably! ;-)
